I bought this book yesterday so while I might not follow it to the letter, I'm probably going to use it as inspiration for the mechanics behind the renovation of Tresander Manor. Which, by the way, you should feel free to rename as you see fit.

It's up to you as a group how you want the renovations to go as well. You could go for a straight forward renovation and have it restored to what it might have been like 500 years ago before the town was overwhelmed by the Orcs, you could fully customise the internal layout and room types, or you could go somewhere in the middle and say specific rooms you want and leave it to me to sort the layout based on that.

Sildar will provide costings when he gets word back from Neverwinter and once he's found out what trades and materials are available in Phandalin but in general, all three options will cost about the same with possible slight increases for highly specialised rooms.
