Sometimes I get annoyed driving home through Bradford so it is nice to walk to the station to go to Leeds to netrunner. I really do like Saltaire even though the Grauniad sells out by 7-20 am and shops sell poorly painted furniture with fixed wheeled bikes.

I chased up and got confirmation from the sellers agent that the tenant had moved out (last thing we needed before exchange), and got the seller to confirm to her solicitor, but our solicitor didn't bother contacting the sellers solicitor to get formal confirmation direct, so thetefore she didn't exchange contracts, meaning completion may be delayed. As our buyers are off on holiday very shortly after the planned completion date, that may result in a two week delay. Everything in our house is packed. I am cross.

Fucking shallow end of the talent pool. Reading the correspondence between our solicitor and the seller's with all the pathetic attempts at point scoring like proper solicitors do was just embarrassing, like the exact opposite of a clash of titans.

I've got two transfer files come in today from another firm and the amount of paperwork procrastination and top-lettering is anger inducing. There's a period of 6 months where literally nothing has happened apart from recording calls from the client to find out what's happening. Quite why the telephone notes don't just read "I replied fuck all, mate, and hung up." I'll never know.

I paid 300 an hour to have a lease markup produced by a national firm that I ended up having to correct loads of last week. Currently unimpressed by my fellow professionals

My trainee property seat was awesome. Everything was done by post, so the pace was properly chilled, and I got my own set of coloured pencils for colouring in plans. My supervisor was a flamboyantly gay 60 year old who, together with his partner, threw Ruth and i a fab engagement party at their gaff in south ken. Good times.

It's my first year anniversary today.

I've got some clients and some money in the bank so I'm happy. Working from home could not be better - so relaxed and chilled (after 6 months of living hell), I've got a good routine going and I'm providing a much better service to my clients than I ever was in salaried employment. I even spend the time to write nice letters rather than the stock template shit peddled by every other PI firm in existence. I can go out and see clients whenever I like if needed which is a rarity in this industry unless you've just had a brain injury and look like a cash cow to some global mega firm.

So better service/better work from me = happy clients. I just need more clients which is really where I'm struggling massively at the minute. I can't get the new work in and I don't have the pennies to spend on TV/internet ads and what not so I'm just doing local stuff.

Mind you, a few positives: I've gone weeks without wearing my suit; I've taken whole days off when I've wanted to; I've packed up early and played PS4 and had lie ins. It's the good life. Not an affluent life but a good life.

I am properly jealous. And bloody well done you for making it work, both for you and your clients.

I'm currently looking to move jobs, and am going through the process for jobs like legal director at mhra or head of legal at halfords, but I'm fairly sure I won't be able to do work in my pants.

The best call I had was when the phone rang whilst I was having a bath. The phone was in the bathroom window so I picked it up and spoke to some fella at an insurance company whilst playing a game of trying to be really still not to disturb the water and give the game away that I was in the middle of shaving my balls.
