I had artex in my dining room but plasterboarded it over. I also had it in my downstairs toilet but that was small enough to just plaster over.

So yeah... I'm not a fan.

We have sand tex stuff in our place! It is fucking awful, it was on the walls in the kitchen!

Also, according to the council contractors at least, there is a fair chance that artex might contain asbestos if it is old enough, so be cautious about sanding it down.

Oven element changed and all is well. I might sort out the wiring by knocking the wall down between the kitchen and the dining room, and sticking a new kitchen into the new room.

I'd say pretty close to 50%. I had help throughout the project because there are aspects of a job this size it isn't possible to do alone, and things I wouldn't even attempt such as plastering, but I was very hands on throughout.

Yes. There's a 8" section steel in the apex of the roof. In retrospect I'd use composite laminates if I were to do it again, as getting a spliced 8m steel into place that weighs 50kg a metre was a stressful day.

Good stuff. I bet it was satisfying. I definitely have the option to go up into the loft in my house as the pitch is quite steep and I could easy stack a staircase from the top landing into the loft without losing any floor space. I don't need the room at the moment but it's nice to have the choice.

Dunno regarding beams. I guess the builder would do that. Brick up back door, and use that space. Make kitchen into L shape and stick a small island in or somesuch. I might make this out of lego.

Yeah, you wouldn't want to go from 3 beds to 2, but from 2 reception rooms to 1 might be ok if it makes the space more usable.

That's basically exactly what I did, Mali. It suited us perfectly, but meant having no room for a dining table so not perfect for families.
